Benefits of Tear-Off Roofs

Full Replacement

When you request a completely new that’s exactly what you’re going to get. Any existing issues with the current issues will not be a factor anymore and the condition of the new roof will be flawless.


Longer-Lasting

A tear-off roof is a longer-term investment than an overlay as it will trap significantly less heat than an overlay, due to an overlay’s multiple layers. The heat will contribute to faster wear and tear over time.


Better Quality

Since the entirety of your roof will be removed, your roofer will get rid of higher-risk areas and can add new, higher quality installation that is built to last for years.


Increases Property-Value

A tear-off roofing job is an excellent selling point to prospective buyers, as it not only provides a very functional purpose, but also gives the home more of a new feel, which can bump up the home’s value significantly. 



Disadvantages of Tear-Off Roofs

The main disadvantage to tear-off roofs is their price. Tear-off jobs can cost as much as $1000 more than an overlay job. However, as mentioned, tear-off roofs are a long term investment and if you don’t want to have to worry about the condition of your roof for the next few decades then the added cost is worth it. Tear-off roofs will often outlast an overlay roof by over a decade or more.




Benefits of Overlay Roofs

More Affordable

Since it requires less labor and time, overlay roof jobs will cost less than a tear-off roof would.


Faster Turnaround

As previously mentioned, overlay roofs require less time and work to complete the work. This can be a great bonus if you’re under a serious time crunch and need a new roof ASAP or if you want to avoid being disrupted as much as possible. An overlay roof should require no more than a day and while a tear-out job often takes a few days, sometimes can also be completed within a day depending on the manpower.


Disadvantages of Overlay Roofs

It's A One-Time Deal
Once you overlay a roof once, you can’t do it again so if your roof already has an added layer, you cannot add onto this and your roof will need to be replaced. 

Won’t Last As Long
Usually overlays last significantly less time than tear-outs. On top of this, when you would eventually have to get a tear-out when your overlaid roof needs to be replaced, this tear-out job will take more time and labor to complete since two layers will have to be torn out as opposed to just one. 

It Adds Weight
This one is probably obvious, but the consequences might not be. Since you’re literally adding another layer of heavy materials on top of your home, it’s important that you and your roofer insure that your home is in sound structural condition to handle the added weight.

Your Roof’s Appearance May Suffer
Assuming your old roof has experienced years of wear and tear, most likely this roof isn’t completely smooth and level and there are likely shingles that are lifting and/or curling up. These issues often cannot be hidden by simply adding another layer over the top of them. 

Tracking Leaks Is More Difficult
If a leak starts to happen after your new roof is installed, it is harder to find the source of the leak when dealing with multiple layers. The water may travel in between the layers, and accumulate in a different spot on the inside layer than the outside layer, which makes patching a more difficult task. 

Resale Value Takes A Hit
If you are planning on selling your home soon, an overlaid roof is a much less attractive sell and will hurt the value of your home. A tear-off solution would be a better choice in this situation.
