Roof Repair Or Roof Replacement? Factors That Effect The Decision.

Roof Age
While roofs are made to be durable (varies by material), they don't last forever. Every material has an expected lifespan/sell-by date, which can help guide decision-making about when the roof should be replaced. You should be able to find this by checking in with the manufacturer of your roofs materials or the company who installed your roof and if it was already there to begin with, check with whoever sold it to you. Once the lifespan of your roof is coming to a close, deterioration will be noticeable and so will general aging. If roof repairs will merely be a band-aid fix that will require consistent maintenance then a roof replacement would be a better investment.

Roof Condition
The kind of condition your roof is in makes a huge difference when determining whether repair or replacement is the right call. Your roof may look damaged, but it may just be scuffed and worn down in its appearance, which can be cleaned up through repair. However, it may have also suffered extreme physical damage that is too extreme to be repaired. For example if a tree fell on your roof and caused a massive hole then a repair may not suffice.
However, in some cases there may also be a series of small isolated parts on the roof that are damaged which could potentially be repaired. However, even in this circumstance the damage may be more significant than it seems, and there may be damage underneath that isn't visible. That's why, whether you work with us or another contractor, it is very important to work with a professional who can spot these sorts of things so your issue doesn't keep reoccurring.

Roof Area Effected
As mentioned previously the area of the roof that is impacted will be a significant determinant in whether repair or replacement is the right option.  If the roof is damaged in smaller patches in different spots in the roof this may be able to be dealt with through repair. However, even if the roof is only damaged in small, isolated spots, and doesn't have a giant hole in the middle of it, if those small isolated spots make up at least roughly 30% of the roof all together, then the roof should be replaced.

Are You Under A Time Crunch?
If you are moving to a different city and are considering a roof replacement as an investment to increase the property value, you should know that between filing insurance claims, and getting permit, in some cases approval can take upwards of 20 days. This is why it is best to begin planning a roof replacement at least a few months before you plan on leaving your home.
However, a roof repair may be all that is needed to ensure that everything is in good condition, and doesn't require the same amount of time and efforts that a replacement does.
Do You Have A Viable Insurance Claim?
A roof repair or replacement can cost several of thousands of dollars and will depend on the roof's size and the condition/amount of damage present. While different insurance companies offer different plans, most homeowner's insurance plans cover roof repairs and replacements in the case of sudden damage such as a tree falling on the roof. However, normal wear and tear and aging will usually not be covered.
While not typical, it is also possible your provider covers either repair or replacement but not both. No matter what would be a wise decision to check in with your provider, just so you are aware of potential out of pocket expenses beforehand if there are any. We'll do our part to answer any questions you might have!
